Bảo trì — Preventive Maintenance

Bảo dưỡng định kỳ theo lịch cố định — vd 3 tháng/lần thay dầu máy phát, 6 tháng/lần vệ sinh HVAC.

Nguyên tắc

• Setup lịch: mỗi equipment có 1+ maintenance schedule
• Cron auto tạo Maintenance Request khi đến hạn
• Kỹ thuật viên nhận + thực hiện
• Mark done → next schedule cron tiếp theo

Setup schedule cho equipment

1. Mở equipment

Bảo trì → Thiết bị → chọn máy phát điện

2. Tab “Bảo trì định kỳ”

Click Add schedule.

4. Save

Schedule active. Cron sẽ tạo Request khi đến next_due.

Cron tạo Maintenance Request

Cron daily 06:00:

• Scan all schedules with next_due ≤ today + 7
• Tạo Maintenance Request mỗi schedule đến hạn
• Assign to person/team defined trong schedule
• Send notification via email + activity

Kỹ thuật thấy request trong list Bảo trì → Yêu cầu → Mở.

Kỹ thuật thực hiện

1. Nhận notification

Email hoặc activity trong Odoo.

2. Mở request

Bảo trì → Yêu cầu của tôi → click

3. State transitions

• new → in_progress (khi bắt đầu)
• Note thời gian bắt đầu

4. Thực hiện

Onsite work — thay dầu, vệ sinh, kiểm tra…

5. Update

• Ghi chú work done
• Attach ảnh trước/sau
• List parts replaced (nếu có)
• Cost incurred (nếu có)

6. Mark done

• State in_progress → done
• date_completed auto-fill
• Schedule last_done update → next_due auto compute cho lần sau

Calendar view

Bảo trì → Yêu cầu → View mode Calendar:

• Xem lịch bảo dưỡng theo tuần / tháng
• Drag-drop reschedule (nếu deadline flexible)
• Color-coded theo priority

Useful cho Maintenance manager plan workload team.

Overdue tracking

Request next_due < today and state != done → overdue.

• Highlight đỏ trong list
• Cron gửi activity to manager
• Dashboard show count overdue

Nếu overdue lớn → equipment risk failure → prioritize.

Bulk schedule cho new equipment

Sau khi bulk import equipments, apply schedules bulk:

1. Menu Bảo trì → Templates → Preventive Schedule Templates
2. Tạo template “Máy phát điện standard” với:
   • 3 tháng: thay dầu
   • 6 tháng: kiểm tra tổng thể
   • 12 tháng: thay lọc gió + spark plug
3. Menu Action → Apply template to equipments
4. Chọn equipments (filter category = máy phát điện)
5. Apply → schedules created bulk

Cost tracking

Mỗi maintenance request có cost:

• Nhân công: giờ × rate
• Vật tư: parts replaced
• Outside contractor: nếu thuê ngoài

Sum theo equipment / KCN cho báo cáo.

Predictive vs Preventive

• Preventive: theo lịch cố định — “3 tháng thay dầu bất kể xài nhiều/ít”
• Predictive: theo data thực — “thay dầu khi meter chạy > 250 giờ” (xem Predictive)

Predictive tiết kiệm hơn nhưng cần meter data đầy đủ.

Best practices

Mẹo

• Balance schedule — không quá dày (waste) hoặc quá thưa (risk failure)
• NCC recommendation — theo manual thiết bị, không tự đoán
• Log rigorously — mọi maintenance ghi vào Odoo, kể cả nhỏ (thay bóng đèn)
• Assign consistently — 1 kỹ thuật lo 1 loại equipment → familiar
• Prioritize critical — máy phát điện > đèn đường

FAQ

Kỹ thuật đi vắng — reschedule dễ không?

Có. Mở request → sửa schedule_date → save. Cron không tạo mới nữa cho lần này (đã có request).

Multiple schedules cho 1 equipment

OK. Máy phát điện có:

• Schedule A: thay dầu 3 tháng
• Schedule B: kiểm tra tổng thể 6 tháng
• Schedule C: overhaul 5 năm

Cron independently tạo request cho từng schedule.

Muốn skip 1 kỳ (equipment tạm không cần)

• Sửa next_due → future date
• Hoặc tắt schedule tạm (active = False)
• Nhớ enable lại
