A. Sản phẩm

1. Realty Project khác gì Odoo Project mặc định?

Odoo Project là task management tổng quát (kanban + Gantt cơ bản). Realty Project là module ERP chuyên cho BĐS VN:

• Cấu trúc 3 cấp Project → Subzone → Structure (parent + sub-item)
• 83 nhóm chi phí chuẩn xây dựng VN seed sẵn
• BBN nghiệm thu workflow chuẩn (draft → proposed → approved)
• Tích hợp HĐ nhà thầu + Khái toán + Đấu thầu + Bảo lãnh + Vay vốn
• 22 báo cáo cross-module theo chuẩn TT 200/2014/TT-BTC

Không thể migrate từ Odoo Project sang Realty Project bằng module upgrade — phải rebuild data.

2. Realty Project bản Community hay Enterprise?

Cả 2 — model open-core:

• Community (AGPL-3): Core modules — re_base, re_loan, rp_estimate, rp_contract, rp_progress, rp_contractor, rp_loan_bridge. Free, không limit user.
• Enterprise (OPL-1): Bryntum Gantt full feature (Critical Path, Resource Leveling, baseline comparison), multi-company, premium support. License per project hoặc per company.

3. Migration từ Excel / Project Server sang ra sao?

Có wizard import 3 step:

1. Upload Excel template (download từ Settings → Tools → Import templates)
2. Map cột Excel với field Odoo
3. Preview validation → confirm import

Pattern thực tế: PMO export Excel hiện tại theo format ngân hàng/CĐT cũ → tools team BSD format thành template chuẩn → import.

4. Hỗ trợ multi-company không?

Có — Odoo multi-company native + Realty Project respect company_id trong tất cả model.

Pattern thực tế VN: 1 tập đoàn có hàng chục công ty con (CĐT 1 dự án, NT thi công, BQL bán hàng riêng), Realty Project handle:

• Cross-company HĐ (CĐT company A ký HĐ với NT company B trong nội bộ)
• Multi-company consolidated reports
• Per-company chart of accounts riêng

Cần license Enterprise + setup CoA cẩn thận. Customer support team BSD assist setup.

5. Hỗ trợ multi-currency không?

Partial. Hiện tại:

• HĐ nhà thầu: single currency (VND default)
• Vay vốn: single currency per KW
• Báo cáo: revaluation cuối kỳ qua module account_reports

Full multi-currency (USD HĐ với NT nước ngoài + VND nội bộ + revaluation realtime) trong roadmap — xem Section 15.

6. Có app mobile không?

PWA (Progressive Web App) qua bsd_hub Next.js — accessible từ Safari/Chrome mobile, install như app native. Native iOS/Android trong roadmap.

PTDA dùng PWA cho: chụp ảnh nghiệm thu + approve BBN tại site + xem tiến độ.

B. Deploy + Hạ tầng

7. Tự host vs cloud?

Cả 2:

• Self-host: Docker Compose single-stack — VPS 4-core 16GB RAM đủ cho 50 user, 5 dự án.
• Cloud managed: BSD vận hành trên Cloudflare + Hetzner — bao gồm backup off-host + monitoring + 99.9% SLA.

Default cho POC/demo: tự host trên VPS dev. Production: tùy budget + IT team.

8. Backup + DR plan?

Self-host: script backup.sh ship sẵn — pg_dump tăng dần + filestore tar:

• Cron daily 2h sáng
• 7 ngày retention local
• Off-host (S3/B2) recommend qua cron riêng

Restore tested: 30 phút từ backup full → DR system live.

DR strategy production: 2 site active-passive với replication PostgreSQL streaming.

9. Performance limit?

Stress test với fixture:

• 50 dự án × 200 hạng mục × 500 HĐ × 5K BBN
• 100 user concurrent
• 1M account.move records

Server config: 8-core 32GB RAM + PostgreSQL 16 tuned. Response time list view: dưới 2s (95th percentile). Report cross-module: dưới 10s.

Vượt quy mô này cần horizontal scale (multi-worker + read replica + Redis caching) — BSD assist.

10. Customization bao xa?

Source code mở. Customer có Odoo dev team tự custom:

• Thêm field/view: XML inheritance (không touch core)
• Thêm workflow: Python @api.constrains + automation rules
• Thêm báo cáo: Studio (GUI builder) hoặc QWeb template

BSD ship sẵn dev guide + hỗ trợ qua hỗ trợ kỹ thuật. Custom phức tạp: contract development theo giờ.

C. License + Support

11. License upgrade Community → Enterprise?

Online qua portal BSD:

1. Sign in portal.bsdinsight.com
2. Pick subscription plan (per-project hoặc per-company)
3. Payment online
4. Receive license token + activation instruction
5. Module enterprise tự enable sau khi paste token

Downgrade Enterprise → Community: được, nhưng mất Bryntum Gantt full + multi-company.

12. Support SLA?

• Community: Best-effort qua GitHub Issues + Discord channel public. Response time: 1-3 ngày working.
• Enterprise Basic: Email support 8x5 (Mon-Fri 8h-17h GMT+7). Response 4h, resolve 24h critical.
• Enterprise Premium: 24x7 phone + dedicated Slack channel. Response 30 phút critical.

13. Training cho team mới?

3 cấp:

• Self-paced: docs.bsdinsight.com (đang đọc) + video tutorial trên YouTube channel BSD
• Onboarding workshop: 3 ngày offsite — admin setup + key user workflow
• Train-the-trainer: 1 tuần intensive cho IT/HR team — bao gồm troubleshoot + admin tools

Customer Enterprise được 1 ngày workshop free trong package.

D. Tích hợp + Roadmap

14. Tích hợp kế toán VN ra sao?

Module re_loan_account tích hợp:

• Chart of Accounts theo TT 200/2014/TT-BTC (sẵn template VN)
• Auto-tạo journal entries khi: hóa đơn posted / KW activated / BL settled
• VAT input/output báo cáo theo TT 80/2021/TT-BTC

15. Roadmap có public không?

Có — xem Section 15 (Roadmap). High-level timeline minh bạch, version cụ thể không claim trước (tránh commit ràng buộc).
